Overview

The Lower Acre development was receiving strong feedback on design quality, sustainability and community vision. However, early sales insight revealed a disconnect between price perception and perceived value - particularly for two‑bed homes. Despite exceeding Nationally Described Space Standards and offering larger layouts, home offices and generous gardens, buyers were comparing on price alone and overlooking these benefits. The challenge was to shift the conversation from cost to long‑term value.

Strategy

We developed the Room to Grow (“More Room to…”) campaign playbook — both a creative platform and a practical activation tool for the sales and marketing team. The strategy reframed space as an emotional and lifestyle benefit that evolves with people’s lives, rather than a purely functional metric.

The playbook established a clear narrative shift, supported by flexible creative principles, persona‑led messaging and practical guidance that could be used consistently across channels. Designed for long‑term use, it enabled the team to articulate value confidently and adapt messaging to different buyer needs and life stages.

Impact

Client feedback on the campaign concepts and playbook was highly positive, with particular praise for the clarity of the ideas, the strength of the narrative shift, and the usability of the playbook as a long‑term sales and marketing tool.
